At the heart of the H.O.M.E. Method is a proven process we guide each community through: a six-step roadmap that takes you from planning paralysis to real, measurable housing outcomes.

 

These steps are delivered through our Planner on Demand cohort, powered by the Club 720 platform and our team of Optimizers, Strategists, and Developers. 

1. Set the Table

We start by assembling a committed coalition of local leaders, government officials, nonprofits, and employers. This step establishes the local ownership structure and aligns everyone around the shared goal of unlocking your housing market.

2. Understand the Market

We conduct a Housing Market Potential Analysis, not just a needs assessment. This helps us quantify how many new units your market can absorb (and at what price points), while identifying gaps in demand readiness and capital flow.

 

From there, we introduce Club 720 and begin offering tools like:

  • Down payment assistance delivery

  • Credit-building programs

  • Coaching pathways for buyers and renters

3. Jumpstart the Market

We identify Catalyst Sites—places with the most promise for unlocking momentum. Then we build public-private partnerships that neutralize risk and build toward what’s possible.

 

This step also includes:

  • Launching marketing campaigns to activate local and remote demand

  • Engaging employers in conversations about bulk leasing, land contributions, or referral incentives

  • Beginning to assemble a project pipeline

4. Pivot to Production

Here, the “real work” begins. Your certified Housing Market Optimizer (Hub) starts helping partners stack capital, identify financing tools, and coordinate delivery strategies. Club 720 begins surfacing live users ready to occupy units.

 

By this time, your community will have:

  • Lenders submitting products into the Club 720 marketplace

  • A rising pipeline of buyers, renters and renovators with improving credit and buying power

  • Local momentum around pilot projects

5. Ramp Up

We shift from pilots to a portfolio of priority sites. This includes:

  • Structuring the capital stack for each project using local, philanthropic, private, and public funds

  • Launching or expanding your Club 720 Hub to support buyer and renter pipeline management

  • Formalizing roles like construction manager, real estate partner, housing coach, and lender connector

 

Club 720 becomes your engine for matching units with real people - local workforce, remote recruits, and move-up buyers alike.

6. Optimize & Empower

You’re not just building homes—you’re building a system. In this final phase, we help your team:

  • Monitor absorption and unit performance

  • Adjust your capital strategy based on what’s working

  • Track outcomes across credit scores, homeownership rates, and user engagement

 

Through Club 720’s Partner Panel and KPI dashboard, you’ll have the data to drive continuous improvement—and scale what’s working.
